Services and Fees for Landlords

Our basic service is ‘Tenant find’, however we can support our landlords with access to a range of trades people for electrical, gas, plumbing, decorating and general maintenance services.

We have a fully integrated referencing process so that you can be assured that any prospective tenants are fully screened prior to taking up a tenancy.

We also offer protection of tenant bonds using the Deposit Protection Service (DPS) which is Government approved.

Our tenant find fee is one month’s rent subject to a maximum of £850. (Inclusive of VAT)

If you require us to collect the rent on your behalf then there will be an additional monthly fee payable of 8% of the monthly rental amount. e.g. for a monthly rent of £500 the rent collection fee would be £40 inclusive of VAT.

Use of our DPS service is free of charge

From 1st June 2019 we can no longer charge any upfront application fees to be paid by tenants wishing to rent a property.

Referencing

We will continue to fully reference all applicants and this will include;

  • Identity checks
  • Credit scoring and checks for CCJs and IVAs
  • Affordability
  • Feedback from landlords of previously rented properties

Deposits and Bonds

We do not take holding deposits, however a refundable bond is required.

These are now limited to the equivalent of 5 weeks rent, the bond required for any of our properties will be equivalent to the monthly rental amount

Your ‘Bond’ will be retained in a Client Bank Account and insured using the Deposit Protection

Service which is a Government approved Tenancy Deposit Scheme.

Management

Although we do not fully manage properties we can liaise with landlords to ensure that your tenancy runs smoothly.



Regulation

For your piece of mind and to comply with the regulations of the National Association of Estate Agents (NAEA), of which we are a Licenced Agent, we are required to be members of a redress scheme to deal with complaints.

Valentines is a member of the Property Ombudsman Scheme, membership Number D11747.

There is also a requirement to belong to a Client Money Protection Scheme which protects landlords and tenants in the event of any financial irregularity.
