Selling

We provide an honest, no nonsense approach to selling your property, our valuations will be realistic and achievable. Our services are tailored personally to suit each customer. We focus on ensuring that your property reaches its full potential as small changes to the presentation can increase the saleability of your home.

We will market your property on our website and on the most well known property portals and social media services. We operate a very efficient matching and mailing list to ensure that your property reaches the widest possible audience.

Once a buyer is found your property will be placed in the hands of our senior sales executive, their experience of negotiating property transactions over many years will enable them to progress the sale as smoothly as possible.

The team at Valentines has established long standing relationships with local solicitors, surveyors and many skilled trades people who can be called upon to assist in expediting your sale should the need arise.

Valentines are available 7 days a week to handle your enquiries, conduct valuations and undertake viewings.

Buying

We pride ourselves on getting to know your exact requirements in order that we can match you with the most relevant properties in our portfolio. We will organise convenient viewings and should you wish to place an offer you can be assured that this will be communicated to the vendor efficiently and effectively ensuring that you receive feedback within an acceptable timeframe. The importance of good communication cannot be over emphasised and we will maintain clear channels between buyer and seller and will be happy to handle any special requests and conditions.

Services and Fees for Landlords

Our basic service is ‘Tenant find’, however we can support our landlords with access to a range of trades people for electrical, gas, plumbing, decorating and general maintenance services.

We have a fully integrated referencing process so that you can be assured that any prospective tenants are fully screened prior to taking up a tenancy.

We also offer protection of tenant bonds using the Deposit Protection Service (DPS) which is Government approved.

Our tenant find fee is one month’s rent subject to a maximum of £750. (Inclusive of VAT)

If you require us to collect the rent on your behalf then there will be an additional monthly fee payable of 8% of the monthly rental amount. e.g. for a monthly rent of £500 the rent collection fee would be £40 inclusive of VAT.

Use of our DPS service is free of charge

Services and fees for Tenants

From 1st June 2019 we can no longer charge any upfront application fees to be paid by tenants wishing to rent a property.

Referencing

We will continue to fully reference all applicants and this will include;

  • Identity checks
  • Credit scoring and checks for CCJs and IVAs
  • Affordability
  • Feedback from landlords of previously rented properties

Deposits and Bonds

We do not take holding deposits, however a refundable bond is required.

These are now limited to the equivalent of 5 weeks rent, the bond required for any of our properties will be equivalent to the monthly rental amount

Your ‘Bond’ will be retained in a Client Bank Account and insured using the Deposit Protection

Service which is a Government approved Tenancy Deposit Scheme.

Management

Although we do not fully manage properties we can liaise with landlords to ensure that your tenancy runs smoothly.

Regulation

For your piece of mind and to comply with the regulations of the National Association of Estate Agents (NAEA), of which we are a Licenced Agent, we are required to be members of a redress scheme to deal with complaints.
